For Sale By Owner Texas Real Estate Contract: This is a real estate sales agreement between the buyer and seller of residential real estate in Texas.  The contract covers important issues like the sale price, down payment, earnest money, closing date, option period for an inspection and other legal terms to protect the buyer and seller.

Seller’s Disclosures: A seller disclosure form is a document completed by the seller to provide details about the condition of the property and document any know issues with the property.  This document helps to protect the seller against issues that a buyer may find after they move into the home.

Third Party Financing Addendum: This is a standard document that used when a buyer is obtaining financing to purchase the property.  This document addresses what happens if the buyer’s financing falls thru.

Home Owners Association Addendum: The HOA addendum is a document to cover situations where a property is located in a neighborhood that has a home owners association.  The document requires the seller to obtain a copy of the HOA bylaws so that the buyer is made aware of any limits on what can be done with the property.

Warranty Deed: The Warranty Deed is the legal document that transfers the legal title of the property from the seller to the buyer.

Deed of Trust: The Deed of Trust is a legal document that provides the Lender a security intertest in the property and a right to forclose if the buyer fails to pay their mortgage.
